SHORT TERM RENTAL AGREEMENT FOR JUVY’S BEACH HOUSE – GROUND FLOOR, TOP FLOOR AND ANNEX ROOM

This agreement is valid for bookings and stays at Juvy’s Beach House – Ground floor, Top floor and Annex room.


BOOKING FEES, CANCELLATION AND REFUND POLICIES

Reservations may be made either through our online booking system or directly with us via our official Facebook page, email or phone.

Website bookings are confirmed by secure credit card payment during the booking process.

Direct reservations are confirmed upon receipt of a 30% reservation fee of the total accommodation cost, payable by GCash, bank transfer or another agreed payment method. The remaining balance is payable before arrival or at check-in, as agreed.


Cancellation policy

  • Cancellation 7 days or more before arrival: Full refund of any payment made.
  • Cancellation 4–6 days before arrival: 50% refund of the amount already paid.
  • Cancellation within 3 days of arrival: Payments already made are non-refundable.
  • If ferry services to or from Siquijor are cancelled due to severe weather or other natural events beyond the guest's control, all payments made will be refunded in full.


PAYMENTS

The accommodation price is specified in the online booking confirmation.

The payment method depends on how the reservation is made.

  • Guests booking through our website pay securely by credit card during the booking process.
  • Guests making direct reservations may pay the reservation fee by GCash, bank transfer or another agreed payment method.

The remaining balance for direct reservations is payable before arrival or at check-in, as agreed.


OCCUPANTS

The maximum number of occupants shall not exceed that specified in the actual booking in the online booking system - or as agreed. The occupants shall only be the friends and family members of the Tenant.


UTILITIES AND FURNITURE

Electricity, water, gas, telephone, cable, and internet connection will be covered by the Landlord. The Tenant is responsible for using furniture and appliances with care and due diligence. The tenant shall pay for any repair or replacement if the equipment was damaged during the term of this Agreement.


SUBLEASE

Under this Agreement, subleasing of property is not permitted. The Tenant agrees not to assign this Agreement or sublease the property under any circumstances. In such a case, the Landlord shall terminate this Agreement without giving any other reason.


MAINTENANCE, PEACE/ORDER, AND OTHER OBLIGATIONS

The Tenant shall follow and implement the standard of cleanliness to the property. No modifications or changes (painting, construction, changes in architecture etc) in the property is not allowed. Pets (dogs or cats) are allowed in the rental property. Smoking is not allowed inside in the rental property. The Tenant and the other occupants are not allowed to keep firearms, bows, and other weapons in the rental property. The Tenant and the other occupants agree not to use the property in any way to disturb the peace in the surroundings or environment. The Tenant's personal property is not covered in the insurance purchased by the Landlord against loss, theft, and negligence.


INDEMNIFICATION

The Tenant indemnifies the Landlord against any liabilities like accidents, loss of property, injury, or death of any person. For tangible damages, the amount shall be paid by the Tenant upon first request.



AMENDMENT

This agreement shall only be changed or modified with the written consent of both the Landlord and the Tenant.
